Plans lodged for 18-storey residential building

An 18-storey development of student accommodation could be built on a site in Leeds if new plans get the green light.
Black Caviar Property, supported by WSP | Indigo and Rio Architects, has submitted an application to Leeds City Council for a new building on the site of Commerce House on Wade Lane.
Planning consent is sought for the demolition of the existing office block and construction of a new part-eight, part-18 storey building.
A total of 210 studio apartments would be provided featuring kitchen, bedroom, en suite, storage and living facilities.
A range of communal facilities would also be provided including a gym, meeting rooms, multimedia room, communal lounge and kitchen, study spaces, wellbeing lounge and eighth floor roof terrace. A courtyard area will be provided shared with residents of Havana Residence, Belgrave House and Warwick House, which are currently being converted for residential accommodation.
The development, to be known as 'Live: Oasis', would be managed by Leeds-based lettings and development company YPP.
A planning statement submitted as part of the application said: "The application site presents an opportunity to provide high-quality student accommodation in an easily accessible and sustainable location within Leeds city centre.
"The proposal provides excellent internal and external communal facilities for students. It will complement the ongoing regeneration and placemaking in the Arena Quarter, which is illustrated in Leeds City Council's Our Spaces Strategy."
The site has been designated by the council as suitable for tall buildings, with other developments including the 37-storey Hume House, 32-storey Merrion Project, and 18-storey Q One.
The project team also includes Quartz, Tier, CWC, Jenkins, Warrington Fire, Reform, Fore, Bureau Veritas, Hann Tucker, RWDI and Smeeden Foreman.
