New Plans Unveiled for 15-Storey Student Tower Above Southwark Underground Station

New plans have been submitted for a development above Southwark Underground station.

Helical, in partnership with Places for London, the property arm of Transport for London (TfL), is proposing a 15-storey student accommodation tower in Blackfriars Road.

The project is part of a 2023 joint venture between the developer and TfL, which also encompasses redevelopment projects at Bank and Paddington over-station sites.

Previously, planning permission was granted in July 2022 for a 17-storey office building at the Southwark site, designed by Allford Hall Monaghan Morris (AHMM). The new proposal, also led by AHMM, introduces a completely redesigned 15-storey structure featuring 429 student studio apartments.

To meet affordable housing obligations, the developer plans to deliver 44 affordable homes in a separate nine-storey building on Joan Street. This building will also include a community space on the southern section of the ground floor.

The project team includes Gardiner & Theobald, Rapleys, Aecom, Heyne Tillett Steel, Studio GB, Hoare Lea, Curtins, and Mace.
