Birmingham site earmarked for student accommodation

24/5/23

An application has been submitted proposing the creation of more than 200 units of student accommodation in Birmingham in a scheme that represents the third phase of a wider project.

Volume Clive Ltd, a joint venture between Volume Property and Hortus Investments Ltd, has lodged plans for two blocks of eight and 14 storeys on land at Cliveland Street.

The JV owns a number of closely associated land parcels, most of which are currently industrial buildings. The adjacent sites on Hanley Street, VolumeWorks phases one and two, have been recently developed into accommodation.

Phase three comprises 220 student bedspaces, accompanied by internal and external amenity space.

Provision is made for a minimum of 48 cycle parking spaces in block A and 28 in block B.

The scheme involves the demolition of an existing two-storey office building and the redevelopment of two car park sites opposite.

A statement filed with Birmingham City Council on behalf of the applicant said: "The proposals provide for comprehensive redevelopment of an under-utilised site within the defined city centre growth area to provide student accommodation that will help contribute to meeting the identified need for such accommodation.

"Through the approval of other student accommodation schemes within the locality, the council has already confirmed that the location is acceptable in principle for this form of development."

It added: "The proposals will result in the better use of the site through the ability to accommodate higher density development in an area that is undergoing change and regeneration.

"It is in a sustainable location within short walking and cycling distance of educational institutions, city centre and other local amenities."
